PAYMENT PROCEDURES: In order for your reservation to be confirmed, this form, nightly rental rate, tax and damage deposit must be received and accepted by Eagle Ridge as follows: (1) A damage deposit in the amount of $300.00 for cottages or family cabins and $500.00 for lodges is required (damage deposit will be secured by credit card at time of reservation), plus (2) one-half (1/2) of the total rental price is due at time of reservation unless reservation is within the 60 day cancellation window then full payment is required. Rental price and deposit apply to lodging only and not to other uses and /or activities at Eagle Ridge including public recreational use..
NO SMOKING. NO PETS:  Smoking and pets are strictly prohibited. $150.00 willbe automatically deducted from your damage deposit if you have a pet on the premises or if smoking occurred on the premises. All of our facilities are smoke free and pet free. 
CLEANING: Prior to departure, units must be left in a clean and orderly condition. Please do dishes, wipe off counters, replace hot tub covers and pick up any garbage or trash in and around the unit. A cleaning fee of $100.00 will be charged for units left in an unclean or disorderly condition.
DAMAGE DEPOSIT: After departure, the unit will be inspected. If there is no damage or theft or evidence of smoking or pets and if the unit is left in a clean and orderly condition, the damage deposit will not be charged. Lessee's credit card will be charged for all damages; loss or injury caused by Lessee or Lessee's guest, regardless of amount.
CANCELLATION POLICY: Deposits will be returned, minus a $50.00 handling fee, only if you cancel at least 60 days prior to arrival date. If you cancel less than 60 days prior to arrival date, the total rental price will be forfeited as liquidated damages. The parties expressly agree that Lessor has no duty to mitigate in the event of a breach of this reservation agreement.
CHECkIN/CHECKOUT: Check-in time is 3:00 p.m. Check-out is 11:00 a.m.
LIABILITY: We can only take guests willing to sign liability releases when they arrive. Lessor shall not be liable for any injury or damage which may be sustained by the person or property of Lessee, or any other persons or property, including Lessee’s guests. Lessee covenant and agrees not to do or suffer anything to be done by which persons or property on or about or adjacent to the rental property may be injured, damaged or endangered. Use of the property or public recreational purposes is subject to Idaho Code Section 36-1604, Limitations of Liability of Land owner.
MAXIMUM OCCUPANCY: The maximum occupancy for the unit shown above shall not be exceeded.
NOISE ORDINANCE: The Fremont County, Idaho Disturbing the Peace Ordinance shall be complied with in all respects.
